WARNING: The Dangers of DIY Legal Forms

- Handwriting vs. Typing: The Land Department often rejects forms that have mixed handwriting and typing, or correction fluid (Liquid Paper). Forms should be filled cleanly.
- Witness Requirements: A form is void without witnesses. A TD.21 requires at least one (preferably two) witnesses. If the witnesses are not present or are beneficiaries, the document can be challenged.
