Category 1: Notary Public Services
What is a Notarial Services Attorney?
In Thailand, there is no "Notary Public" in the Western sense. Instead, the Lawyers Council licenses specific lawyers as "Notarial Services Attorneys" to perform notarial acts. They are the legal equivalent for international documents.
Can you notarize a document in English?
Yes. Our official stamp and the attorney's signature are recognized internationally. We often notarize documents in English for use in the US, UK, Australia, and other countries.
Do I need to come in person?
For witnessing a signature, YES. You must be physically present. For certifying true copies or translations, you can send the original documents via courier.
Category 2: MFA Legalization
What is MFA Legalization?
It is the process where the Thai Ministry of Foreign Affairs (Consular Department) verifies the signature of the Notarial Attorney or Translator on your document. This "chain of authentication" is required for Thai documents to be accepted abroad.
How long does it take?
Standard service is 3-5 working days. Urgent service (submit morning, collect afternoon) is available but has limited quotas daily.
Can I skip the MFA step?
Generally, no. Foreign Embassies usually require the MFA stamp before they will authenticate a document. Without the MFA stamp, the document is just a private paper.
Category 3: Visa & Immigration
Can you help with the LTR Visa?
Yes. We assist with Long-Term Resident (LTR) visa applications, including document preparation, translation of financial proofs, and submission to the BOI.
What is a "Visa Pouch"?
It is a complete set of documents required for a specific visa application (e.g., Non-B). We prepare the entire pouch, including application forms, corporate docs, and map, ensuring nothing is missing.
Do I need a Police Clearance?
For many long-term visas (Work, Retirement, LTR), a Thai Criminal Record Check (CID) is mandatory. We can assist in obtaining this from the Royal Thai Police.
Category 4: Translation Services
What is "Certified Correct Translation"?
It is a translation signed by a registered translator, certifying accuracy. This is the standard required by the MFA and Thai government bodies.
Do you offer NAATI Translation?
Yes. For Australia, we have NAATI-credentialed translators. Their stamp is recognized by the Australian Department of Home Affairs for visa and citizenship applications.
How do you charge?
We charge per page for standard documents (ID, Birth Cert) or per word for complex legal/technical texts. Contact us for a quote.
Category 5: Property & Business
Can a foreigner buy a Condo?
Yes, provided you transfer the funds from abroad in foreign currency (obtaining an FET Form). We help verify the Source of Funds documentation.
What is a Company Affidavit?
It is a document issued by the Department of Business Development (DBD) detailing a company's directors, capital, and address. It acts as the company's "ID Card."
WARNING: Don't Rely on Internet Forums
Why professional advice matters.
- Outdated Info: Visa rules and MFA regulations change frequently. A forum post from 2023 may be completely wrong today.
- "My Friend Said": Every case is unique. What worked for your friend might not work for you due to different nationalities, income levels, or officer discretion.
- Scammers: Forums are full of unregulated agents offering "guaranteed" results for illegal fees. Trust only registered law firms.

Problem Solved: Real FAQ Scenarios
How we answered and solved real client issues.
Case 1: The "Same Day" Request
Question: "I fly tonight. Can you translate and notarize my degree NOW?"
Solution: We deployed our urgent team. Translated in 2 hours, Notary waiting to sign. Client made their flight with documents in hand.
Case 2: The Rejected Translation
Question: "The MFA rejected my self-translation. Why?"
Solution: We explained that the MFA requires specific formatting and registered translator signatures. We re-did the translation correctly, and it passed.
Case 3: The Pension Letter
Question: "My Embassy stopped issuing income letters. What do I do?"
Solution: We advised on using the "Monthly Deposit" method (65k/month) and helped certify the Thai bank book activity as proof for Immigration.
Case 4: Buying Land for Wife
Question: "Can I buy land in my Thai wife's name?"
Solution: Yes, but you must sign a declaration that the money is her personal property, not marital property. We drafted and notarized this declaration for the Land Office.
Case 5: Lost Passport
Question: "I lost my passport. Can you transfer my visa?"
Solution: We guided the client to get a police report, new passport from Embassy, and then assisted in the visa transfer process at Immigration.
